Blog: A Movie Studio for Mayberry Adventure/Saga

The long and twisted pathway leading to the building of a movie studio in Mayberry (Dixon).

I have been following the Studio Saga for more than a year… reading about the Marin Grady Ranch Studio for Lucasfilm, watching that collapse all the while reading and knowing about Ms. Carpenter’s Vallejo adventures and beyond to find land for a studio.  

I posted many comments online that Dixon should be considered for the studio build, how it was perfect for their project.  Vallejo, specifically Mare Island was being considered but had many problems including but not limited to industrial clean up, removing old possible historic buildings, up grading old infrastructure.  Let us not forget that Mare Island is an Island surrounded by ever rising tide line. 

While making my comments, knowing that others in power might be reading my writings I kept punching like a fighter in the ring knowing that I did not have a knock out punch in me but I could just keep making my point, others would realize that I was right about Dixon being the superior site.  Feeling so strongly about my convictions about Dixon I even wrote to George Lucas, listing the positive qualities of Dixon and why it was the place for his studio.

The first Dixon site to be considered was the past proposed race track site.  I heard through the grape vine that communications were difficult with the owner, so I took it upon myself to contact his daughter Belinda who is his business partner.  I got a reply from one of Belinda’s and Frank’s employees saying that “any reasonable offer would be considered” for their property.  I forwarded this info to the City and to Ms. Carpenter in hopes of getting the deal off the ground. 

In my research I found many comments about Ms. Carpenter and her past proposed projects.  I could see many outrageous comments and I thought it best to let the City know what I had found.  I knew that all of the comments were unsubstantiated but feeling that I had to protect my town I did what I thought was right.

For a while there was no new news on the project other than reading that other towns were talking about wanting to host it.  San Francisco, Walnut Creek, Novato, the list goes on; all wanted the studio built in their back yards.

After a while I grew impatient and asked around about the project only to find that the race track property was not working out, so I mentioned to a council member that the old George’s Orange area was a possibility.  That Council member moved on the info and soon Clarissa was back looking at Dixon.

I continue to feel strongly that Dixon is the right place for the Studio.  I was able to see with my own eyes what effect Lucasfilm had on the Marin community as well as a union member what earning potential a studio could bring to its workers.  It is a fantastic opportunity, one that we can not afford to miss.

I do not know if I played a pivotal role in all of this though I do know that I played some role.  I think through the combined efforts of many people this project just might see the light of day.  One thing is for certain, many people have the same vision of Dixon hosting this project.  Many have hope that we can manage this into a solid and positive force that will help our fine little town rocket into the future.

In closing this Blog I want to highlight one observation that I have made….Dixon appeals because we are a small town not yet corrupted by big city politics and greedy citizens.  Knowing this we should deal with them honestly and with integrity, they will reward us.  When the day comes that we try to take too great of an advantage they will begin their search again for the new Mayberry.

We can't assume that Morning View LLC is acting on behalf of Lucasfilm. In fact, I don't think so (Morning View has been saying all along that they're acting on behalf of a southern California company, which Lucasfilm is not). But like you say, let's make it as easy as possible for Carissa Carpenter et al to pursue the project. If they have the money, then everything should move ahead.

Bil, we know that Lucasfilm is looking for a new Studio site because the cancelled their Grady Ranch plans and the have signed only a short term deal in Vancouver B.C. We have been told that there is an anchor studio for the project and I'm guessing that it is Lucasfilm.

Normally I would reply to each post individually but see no point in doing that here.
Who cares what film studio will be the "anchor"? There are four film studios being invited to consider the eventual "lot" for their new homes. If Lucas, who has had nothing but problems with the Marin county supervisors, decides this venue will work for him, all the better for all of us. The point is the eventual occupants for the project could be more or less than four. Let's get the project in front of the planning commission then we can make our judgements. Otherwise all you are doing is blowing smoke with your conjectures ...

It is amazing how one week the Dixon City Council is debating how to keep Dixon's small town atmosphere with new zoning ordinace amendments. The next week they are proposing a 400 acre movie studio which would likely turn the small town of Dixon into Burbank, CA. I don't think the residents of Dixon know what they want. Be careful what you wish for.

It's difficult to find a balance. The state forces you to either be below 10,000 people or above 50,000. With all the unfunded mandates. Even then you need to find a revenue source to stay at 50,000.
Growth is almost a must to generate the revenue to fund the mandates and basic public services. Whether or not the studio is a good fit for Dixon, I'll need to agree with Mikey, get it before the planning commission and see how things develop.

Michael C. the anchor studio client is important because some have greater resources and a stronger reputation than others. I understand that we will not have a choice but this does not keep me from wondering or hoping for specific studios. Bil P. are you a gambeling man?

Joe, I think this more a case of an outside source comming into the community rather than the council proposing a studio...they are only acting on an offer... You must remember the proposed area was zoned for housing... I do think we should lock the growth rate down soon!

I love the small town environment here in Dixon, but I'd like to see something come in for some tax revenue and jobs. I really want something that will operate without creating the need for (significant) additional police services. Unlike a horse track, a movie studio would be able to generate lots of jobs, but not create lots of crime.
Let's get this done as soon as possible.

Aaron, the jobs pay well, tons of tax revenue and they often provide their own fire etc... We to push this project through... Please folks for the sake of the community and ones in need lets see this business into town with a smile and friendly handshake.

Yes, I agree with you on this one. (I may have not been clear with my original comment.)
Unlike the horse track (and I know we don't see eye to eye on that), this project will be a good tax base, many new jobs and a very minimal increase public safety problems. If it comes true, it's a win-win-win for our city!

This will crate lots of permanent job once it is done and will take 10 years to complete. It will bring countless man hours in construction wages as well as benefitting the local economy by the workers pending money in Dixon. There will also have to be more service businesses in Dixon as a result and that means more jobs. this is something I am looking forward to work on as a union sheet metal worker it has been rough on all the building trades since the recession hit. This is a golden opportunity for many people to benefit from.

If the studio project pans out, it will absolutely be a win/win for Dixon. What's our other option? Sit on our hands and wait for the housing market to return to it's 2006 level? Even if we do so, that would mean we build the 4,500 homes where the studio could go. The developer fees would be a one-time shot in the arm for our economy, but once built, those homes would put another 9,000+/- cars on our local roads and on I-80 as we simply don't have the industrial base to support anything else. If the studio goes through, we'll have jobs that would pay for homes in this area, so fewer commuters and the potential for current Dixon residents to obtain decent jobs? Sounds like a plus. A major local employer paying taxes to the City? Even better.
